that my friend is a small place called KALEDEN on the shore of skaha lake in BC we can see from our living room the lake and the mountains warmest spot in canada but still mildly cold in winter in front od the garage we had a great cherry tree and we try to nurse it back as the half facing the garage was singed by the heat

ABSOLUTELY!! waited 3 1/2 months for settlement could never find who was in charge of the file then we find that they under insured us when we got the cheque !

That's bigger than my whole home! Very nice. I've always said, you never know how good your insurance is, UNTIL you try to use it. Kinda like a pig in a poke. And you probably won't have to change companies, as they probably canceled you AFTER you made a claim!
 
Amazing view and I cant wait to see your new garage finished.

My neighbor got drunk and fell asleep when he was burning garbage, and the fire spread to his 80 year old barn then to my garage/shop, his fault completely and he was charged because he was burning galvanized steel. Still took 26 1/2 months to get the new garage finished and paid out for the stuff lost in there. Insurance companies suck.....
 
Well done. Progress at last and an absolute bummer re the payout on the other hand you're probably going to end up with something much bigger and better for less than the 12k it would have cost to transform what you had.

"All" you've got to do now is find some decent wheels to replace those you lost.
